Bergerie Les Fons (The Springs) is completely detached on 7 hectares of land, and yet still close to typical southern French villages. Once a sheepfold, it has now been renovated into a rustic holiday home for all seasons. Although equipped with simple luxuries, the bergerie is a comfortable place with a natural water source and solar energy. It is surrounded by holm oak forests, vineyards, fragrant flowers as well as herbs. Enjoy peace, nature, and on top of that a beautiful view over the Orb Valley.

THE COTTAGE

As if you travel back in time: The 80M2 cottage, suitable for 2 up to max. 4 people, has natural stone walls, wooden beams, a large fireplace and also wood stoves. The ground floor has a spacious living room, a kitchen with patio doors to the terrace and an office/writers room (so that you can finish that novel you always wanted to write). On the first floor you will find two bedrooms, of which one with a double bed and one with 2 single beds as well as access to the garden. There is a bathroom with a shower, basin and toilet. Next to the house is an atelier (the former owners were artists). Outside there are two terraces of which one covered, and there is an outside shower and a bathtub. And... a great view.

7 HA TERRAIN

You are completely private on the 17 acres mountain side area surrounding the house, consisting of evergreen oak forest with various winding trails throughout. You will find old mountain terraces built centuries ago, fruit trees, almond trees, chestnut trees as well as various herbs – to use in your dishes- and wild flowers. There’s a natural spring that provides water to the house. And from the shady and sun-drenched terraces you have beautiful views over the Orb valley: The river, vinyards, french villages and even the Caroux mountains.

LOCATION

The bergerie is situated in the heart of the Orb Valley in the Natural Park of the Haut-Languedoc. And yet only 20 min from the lovely village Roquebrun with a bakery, bar and restaurants. The area is particularly famous for its Saint Chinian wines, cuisine, surrounding medieval villages, cultural heritage, the city Béziers, local markets and brocantes. The Mediterranean beaches are within one hour drive only and the nearest airports are Béziers, Carcassonne, and Montpellier.

MANY ACTIVITIES

The area is well known for the many (GR) walking routes and VTT mountain bike routes. You can even start hikes from the house or in the nearby area that take you along the rustic landscape, past vineyards and via historic villages to beautiful viewpoints. Within a 15 minute walk from the house there are views of the Pyrenees and the Mediterranean. You can also go horseback riding, climbing, explore caves, canoe on the Orb River.. and you can also just relax...

Bed linen, towels, wood, as well as end-of-stay cleaning are included within the price.
The country kitchen has basic equipment providing a fridge-freezer and a large gas cooker with an oven.
Electricity is generated by a simple solar system. Lighting and telephone/tablet chargers operate at 12V. There is one 220V socket which can be used for devices with low wattage only, eg. charging a computer.
There is no WiFi, however there is good telephone and 4G/5G reception.
Mind your head! We wanted to keep the bergerie authentic, which means low beams in the office and a low passage between bedroom and bathroom.
There are steep paths around the house which may limit access for those with any mobility issues.
The 3 km access road is an unpaved, rocky mountain road. Therefor owners of cars with low bearing should take this into account and drive slowly and cautiously.

From April to November arrival day is on Saturday with a min. of 7 nights. The rest of the year arrival day in consultation. Check-in is at 3 PM, check-out is at 10 AM, unless otherwise agreed.
Price per pet is €3.50/day.
Deposit: 30% at time of booking, the remainder 6 weeks prior to stay.
Tourist tax (>18 years) is excluded. The amount of tax depends on the period and the composition of your group, with a maximum of €3.89/pp/night.
Cancellation: Cancellations more than 15 weeks before the stay are free of charge. In case of cancellation between 6 and 15 weeks prior to the stay, 50% of the deposit will be refunded. If you cancel less than 6 weeks before the stay, no refund will be made. We recommend you take out cancellation insurance.
